Grasten Power pulls every permit. The city requires building, electrical, and mechanical (gas) permits through Dallas Building Inspection. We submit the application, schedule the inspections, and handle any HOA architectural review (relevant in Highland Park, Preston Hollow, and most of the gated communities north of LBJ). From you, we need a signed Notice of Commencement and a property survey. Approval normally runs 10 to 21 business days. Storm season backlogs sometimes stretch that.

What size unit fits a typical Dallas home?
For homes between 1,800 and 3,500 square feet, a 22kW or 24kW air cooled unit handles the load. The big draw is AC. A Dallas July afternoon is hard work for the system, and the generator needs to keep up with the air conditioning, the kitchen, lighting, and the pool pump or well. Larger homes (4,000+ square feet), multiple HVAC zones, or a generator that also needs to run an elevator move you into 26kW or above, and Cummins becomes a real option there. Will my Dallas HOA require sign off before installation?
If you’re in Highland Park, Preston Hollow, Lakewood, or a master planned community in Far North Dallas, almost certainly yes. The HOA usually wants a placement plan, screening or landscaping around the unit, and confirmation that the generator stays under their decibel limit (55 to 65 at the property line is common). Grasten Power prepares the application package and goes through the review process for you. You’re not chasing board approvals on your own.
Should I go natural gas or propane in Dallas?
Most Dallas homes on Atmos Energy run natural gas. It’s the easier setup: no fuel tank on the property, no delivery schedule, and the generator pulls off the same line that feeds the rest of the house. If your address doesn’t have natural gas service, propane is reliable but adds the cost of a 250 to 500 gallon tank and a fuel delivery contract. We look at both during the estimate and tell you straight which one makes sense for your property.
How fast is the install once everything is approved?
On site, one to two days. The first day is the concrete pad, setting the generator, and running the electrical and gas connections plus the transfer switch. The second day, if needed, is commissioning, testing, and the homeowner walkthrough. The 30 to 90 day total timeline is mostly permitting and inspection scheduling with the city, not actual labor. The work moves fast once permits are in hand.
How loud are these generators?
55 to 65 decibels, which is dishwasher volume. Kohler is the quietest of the four brands by a few decibels, which is the reason it’s a common choice in Highland Park and other neighborhoods with strict noise rules. The weekly self test runs 5 to 10 minutes, normally during business hours. During a real outage, the whole street is dark anyway and the generator humming next door is the least of anyone’s complaints.
How does this work in a tornado or severe storm?
All four brands are engineered to withstand high wind. The unit sits on a concrete pad anchored against gusts. After a major event, what tends to fail isn’t the generator itself, it’s downed lines or a damaged transfer switch, both of which our service team can handle.
