WHY HOUSTON HOMEOWNERS ACT

Houston’s Power Outage Reality

Houston sits at the intersection of two grid risks most American cities never have to think about. The ERCOT grid runs almost entirely independent from the rest of the country, and the city sits squarely in the Gulf hurricane track. When something goes wrong here, it tends to go wrong at scale.

CenterPoint Energy runs the wires in and around Houston. In July 2024, Hurricane Beryl made landfall and took out power to roughly 2.7 million CenterPoint customers. A handful of neighborhoods waited more than a week for restoration, in 90 degree heat. Three years before that, Winter Storm Uri pushed the ERCOT grid past its limits and left Houston freezing in the dark for days. These aren’t one in a generation events anymore.

Even on a normal Tuesday in August, the grid in Greater Houston runs hard. Severe thunderstorms with 60 to 80 mph straight line winds aren’t unusual, and a single downed line can take a neighborhood offline. A standby generator starts on its own within seconds of an outage and runs until CenterPoint restores service. Whether you’re out for an afternoon or a full week.

WHY HOUSTON CHOOSES GRASTEN POWER

06

GENERATOR SPECIALISTS

Generators are what we do. Every technician, every truck, and every process is built around standby generator installation and service. In a market full of generalists, specialization is the difference.

GENERATORS ONLY

Your Installation Process

From the first phone call to the day your generator comes online, most Houston installs take 30 to 90 days. The bulk of that is City of Houston permitting and inspection scheduling. Grasten Power handles every step so you don’t have to chase paperwork.

01

02

Permitting and Preparation

Grasten Power handles every permit application for the municipalities we serve. All we need from you is a signed Notice of Commencement and a property survey. We manage the building, electrical, and gas permits from there.

03

Installation Day

Your install is done entirely by our own in-house team of licensed electricians, gas technicians, and installation specialists. They are Grasten Power employees, not subcontractors. Most installations are finished in a single day.

04

Testing and Training

We test the complete system, including the automatic transfer switch and full load performance. Then we walk you through how it works, set up remote monitoring, and make sure you are comfortable with the unit before we leave.

05

Ongoing Service

Annual maintenance plans, 24/7 emergency repair, and warranty service, all handled by Grasten Power crews and our mobile service fleet. Common parts are stocked locally, so you are not waiting on a shipment when something comes up.

HOUSTON PRICING GUIDE

What Does a Generator Cost in Houston?

A whole home generator installed in Houston runs $7,000 to $20,000 and up. The spread depends on the size of the unit, fuel source, and a few site specifics.

Generator SizeBest ForBasic Installed Cost*
11 to 14 kWEssential circuits (lights, fridge, AC unit)$7,000 to $10,000
18 to 22 kWMost homes under 3,000 sq ft (full house)$10,000 to $14,000
24 to 26 kWLarger homes, multiple HVAC zones$13,000 to $17,000
36 kW+Large homes, home offices, medical equipment$17,000 to $25,000+

That price covers the equipment, our in house installation crew, the automatic transfer switch, City of Houston permit fees, and the 12 year Power Plus warranty. If you’re on CenterPoint Energy Gas, hooking up to an existing line adds minimal cost compared to setting a propane tank. The figures assume a fuel source is already at the property.

Because Grasten Power installs with our own crews instead of subcontractors, we cut out the outside markup that pushes installation costs higher at other companies. As a multi brand dealer, we match you with the unit that fits your home and budget rather than the only one on the shelf. The result is a higher quality installation at a fair price.

CHOOSING YOUR GENERATOR

Comparing Your Options for a Houston Home

Grasten Power is the multi brand specialist for Houston. We’re authorized to install and service Generac, Kohler, Cummins, and Briggs & Stratton, which is rare in this market. Here’s how the four brands stack up for Texas homeowners.

Generac Whole Home Generator

GENERAC

The most widely installed whole home generator brand in the United States. Generac offers the broadest range of residential standby units (11kW to 24kW+ air-cooled) and a mature remote monitoring platform (Mobile Link). Strong parts availability and the largest dealer network make Generac the practical choice for most Texas homeowners.

View Generac Generators

Kohler Whole Home Generator

KOHLER

Known for quieter operation and premium build quality. Kohler residential generators are often preferred by homeowners who prioritize noise levels (especially relevant in denser neighborhoods and HOA communities). Commercial-grade engineering translated into residential units.

View Kohler Generators

Cummins Standby Generator

CUMMINS

Industrial-grade engineering scaled for the home. Cummins backup generators carry the same engine heritage that powers commercial fleets, with sizing options that comfortably cover larger Texas homes, multi-HVAC properties, and homes with elevators or pools. Diesel and natural gas configurations available.

Briggs Standby Generator

BRIGGS & STRATTON

Value-tier standby generators built by one of the most established names in residential power. Briggs & Stratton units are a strong fit for homeowners who want reliable backup at a lower entry price, or who only need to cover the essential circuits of a smaller home.

When you sit down with us for your free estimate, we’ll walk you through which brand fits your home, your neighborhood, and any HOA requirements you’re working with. We sell all four. There’s no incentive on our side to push you toward one over the others. We just want the right unit on your pad.

HOUSTON HOMEOWNER QUESTIONS

Frequently Asked Questions

The questions Houston homeowners ask us most often, before they schedule a free estimate.

How much does a whole home generator cost to install in Houston?

The realistic range turnkey is $7,000 to $20,000, and the middle of that band is where most Houston jobs land. A 22kW Generac air cooled unit covers a 2,000 to 3,000 square foot home and is the most common install we run in Greater Houston. The price includes the generator itself, the automatic transfer switch, electrical hookup, gas connection off an existing CenterPoint Energy Gas line, City of Houston permit fees, and our 12 year Power Plus warranty. What pushes the number up is home size, distance from the panel, an upgraded service, or a new gas line. A Grasten Field Engineer does a free on site estimate so the price you see is the price for your exact property.

Do I need a permit to install a generator in Houston?

Yes. Three permits are involved: building, electrical, and mechanical (gas). All of them go through the City of Houston Public Works Permitting Center. Grasten Power pulls every permit, schedules the inspections, and deals with any HOA review that applies (Memorial, Tanglewood, River Oaks, and West University all have HOA processes). What we need from you is a signed Notice of Commencement and a property survey. The normal approval window is 10 to 21 business days. Hurricane season sometimes stretches that out.

What size generator do I need for a typical Houston home?

For a home between 1,800 and 3,500 square feet, a 22kW or 24kW Generac air cooled unit handles the load. The big consumer is air conditioning, which on a Houston August afternoon is doing real work. Those sizes also handle the fridge, lights, well or pool pump, and a microwave starting at the same time. Past 4,000 square feet, multiple HVAC zones, an elevator, or a pool with electric heater, you’re looking at 26kW or larger. Cummins becomes a real option in that size class. A free estimate includes a proper load calculation so the unit fits your house, not someone else’s.

Will my HOA in Houston have to approve the generator?

Most likely, yes. Neighborhoods like River Oaks, Memorial, West University, Tanglewood, and most master planned communities require architectural review before the unit goes in. The HOA usually wants a placement plan, some kind of landscape screening, and confirmation that the unit stays under their noise limit (55 to 65 decibels at the property line is the number that comes up most). Grasten Power puts together the HOA application package and sends it through on your behalf, so you don’t have to chase board meetings.

Natural gas or propane in Houston: which makes more sense?

Most Houston homes on city gas service run natural gas. CenterPoint Energy Gas covers most of the metro, and the generator pulls off the same line that already feeds the house. No tank, no delivery schedule. If your address doesn’t have city gas, propane works fine. It means putting in a 250 to 500 gallon tank, either buried or above ground, plus an ongoing fuel delivery contract. Propane is reliable, but adds upfront cost and one more thing to keep track of. We walk through both during the estimate and tell you which one fits your address.

How long does the actual install take on site?

The crew is on your property for one to two days. Day one is the concrete pad, setting the generator, the gas and electrical connections, and wiring the transfer switch. Day two, if it’s needed, is final testing and walking you through the unit. The 30 to 90 day total timeline is almost entirely permits and inspections going through the City of Houston, not actual labor. The work itself moves fast once the permits clear.

Will the generator be loud enough to bother my neighbors?

Modern Generac and Kohler standby units run between 55 and 65 decibels. That’s roughly dishwasher volume. Kohler is consistently a few decibels quieter, which can matter in River Oaks, West University, or any HOA with a strict decibel limit. Cummins is closer to Generac. The weekly self test is 5 to 10 minutes. During an actual outage, the whole neighborhood is dark anyway, and the generator running next door is the least of anyone’s concerns.

What happens to my generator in a hurricane?

All four brands we install (Generac, Kohler, Cummins, Briggs & Stratton) are built to handle hurricane force winds. What can damage a unit is storm surge or flooding, not wind. For homes in flood prone parts of Houston, the standard concrete pad sits at 18 to 24 inches above grade. For properties in known surge or flood zones we go higher, sometimes 36 inches or more, and look at relocating the unit to higher ground on the lot. We pull up the floodplain maps during the free estimate and talk through what makes sense for your specific address.

Does Grasten Power service the generator after it’s installed?

Yes. The team that installs it is the same team that services it. Our service vehicles are mobile, stocked with the parts that come up most often, and our dispatch runs 24/7 with a live phone (no answering service). When a major storm hits Greater Houston, our fleet stays in the metro to work through the call volume. Most Houston customers sign up for an annual maintenance plan at installation. It keeps the unit running right and keeps the 12 year warranty valid.
